Dear Pheasant Walk Homeowners,
The Board of Directors wanted to give you another update on what’s happening
in your neighborhood. We previously gave you a status report in our June
letter that was mailed along with the cable bill. Here’s what’s new:1. The majority of the street signs have been repaired (all but 10 of them,
as we are awaiting parts)
2. The trees have been trimmed along Pheasant Way
3. A new property management company has been hired, effective Sept. 1st
4. We received a portion of the insurance money for the street sign damage.
An additional $10,000 is expected soon.
5. The annual cable was reduced by $82 from your 2005 bill
6. Channel 63 has been completely modernized and updated. Take a look—you’
ll be amazed. You may now advertise used items for sale (this is a free
service.) Many people have sold stuff (from furniture to cars) in a matter of
hours using Channel 63
7. The official Pheasant Walk website has been updated and expanded. You
will find all of our covenants, by-laws, ARB forms, and much more. Check it

8. Pheasant Way is looking green and manicured.
9. Dock has been repaired with a superior deck surface and is looking great.
10. A new sprinkler pump has been ordered that will more efficiently handle
our irrigation needs in the common areas.
11. After much effort, we finally obtained a $15,000 County reimbursement
for clean up of hurricane damage sustained during Frances in 2004.
12. Saved $4,000 on renewal of HOA umbrella insurance policy
13. Awarded contract to have the remaining street light poles repainted
14. Established volunteer Block Captains to act as liaisons with homeowners
in each section of Pheasant Walk.
15. Re-established the Welcome Committee
16. Significantly increased community and volunteer participation—we now
have 13 committees working on various projects for the betterment of our
community. Here’s a list of the committees and we encourage you to serve on a
committee of your choice.

17. Increased oversight of covenants violations. We have already seen many
homeowners starting to take better care of their property.
18. Sidewalks along Pheasant Way have been repaired by the county. The
majority of fences have been reinstalled. The Board will be notifying the
homeowners along Pheasant Way that the unpainted fences should be repaired and
repainted as needed.
19. We are investigating the possibility of changing from one annual
assessment due in January, to perhaps 3 payments spread out over the year. (The
cable bill would remain due in June.) We may have to obtain a 2/3 majority
vote of all residents to accomplish this. We will keep you posted. Of course if
a change is made, any person who wishes to continue to pay the dues in full
in January may do so. The 3 payment dues plan would be optional. The
covenants committee is in the process of putting together a paint palette to better
identify approved colors for homeowners’ selection.
20. Pheasant Walk Connections is our new and exciting newsletter and has a
new editor, Jackie Harper. It is already generating additional revenue with
more advertising.
So as you can see much has been accomplished, but much remains to be done.
