Dear Members,

Another year has come to an end but before we could make it to the holiday season we received an unwelcome visit from Wilma. At our November meeting the board reviewed our estimated cleanup costs and the funds we have available to cover these costs.
On our cost side we have cleanup along Pheasant Way, our park, and dock area. We have a number of damaged street signs that will need to be repaired or replaced. The deducible for our street sign damage is $1400. There is also damage to some of our sprinkler pump areas. While we do not have the final total for Pheasant Way it is expected to be less than the 2005 costs. Damage at the park is more extensive that what we received in 2005. We have received a quote for clean up in the park based on a daily rate for a work crew
On the available funds side we received good news from the County. We will receive a one time reimbursement of $15,000. This is for our 2004 clean up costs. In addition to the money from the County the board had set aside funds at the beginning of 2005 for future storms. Being this is written only three weeks after the storm it is expected that some numbers may change. Baring any unforseen major expenses we believe we can take the following actions. Based on received and anticipated costs we will be able to cover all costs associated with storm cleanup and repair. In addition to covering our clean up costs the board will be able to set aside $25,000 for the 2007 storm season. At this time the board has only addressed cleanup costs. For next year we will need to look at replacement planning as well as any changes to our current hurricane plan.

Two other hurricane related issues we are working on include a cable refund for service outage and a refund for street lights that are not working. We continue to work with Adelphia on our new equipment for channel 63.

The budget meeting was held on Nov 12. The proposed fees for 2006 will increase from $410 to $430 a year. An increase of about 5% was based on increases in cost of services. The budget will be voted on at the December 14th Board meeting. The board is also planning on renewing our covenants at the December meeting.

I apologize that the October newsletter was late in arriving. The delay was caused by power outages. We do our best to see the newsletter arrives before the upcoming board meetings.

Being this is the last newsletter of 2005 I would like to thank all of the Pheasant Walk committee members who have volunteered their time to make a difference in our community. I would also like to thank the homeowners who take the time to attend our monthly meeting.
