MANAGER’S REPORT
SEPTEMBER 2005

The September Violation run will be conducted next week. Logs will be emailed to the Board in Excell format.

A new letter from Bocaire was received regarding hedge height & fencing. Residents affected by this issue will be sent a letter informing them of the upcoming cleanup and fence issues relating to them once the Board approves. A copy both letters will be provided at the meeting.

I received a call from Mary McCarty’s office advising us that the commission will take up our issue at the October meeting and the amount to be reimbursed will be $15,000. This amount is staff recommended which should mean that there will not be any problems passing it.

We are pending the installation of footers at the other park entrance by Dick Pope. The park sign that will be attached to these footers will be kept at Pointe Management until ready for installation.

The dock has become slippery due to the accumulation of mildew. We have received a proposal from Gabe Storace Painting to clean and seal the dock for $900. Creative ceilings was contacted but Gregor is in Germany. Thompson Painting supplied a bid at $1080.00 and Charles Cronin was contacted to forward a bid.

The August issue of the newsletter was completed timely. Areas of interest included were the creation of a Common Grounds Committee and how interested residents who wish to be on that committee can contact management with their information. The Security Committee also needs more volunteers.

Copies of the lake management reports for 2005 were requested by Rich Leight. Our office has received them and a set of copies will be given to Rich at the meeting. Lake & Wetlands will make sure they forward them to our office on a monthly basis.

We have contacted Walter Anderson at Wackenhut regarding past due bills and 2 credits that were not placed correctly on the account. We had received previously a letter from them that we had a two week credit on their books. We subsequently spoke to Nancy Walker in May of this year who supposedly straightened out the issue. We are working with him to clear up the matter.

Copies of the 2004 year-end financial will be distributed at the meeting.

We are obtaining proposals to repair the concrete sidewalk at the park prior to staining it.

I had the opportunity to speak with several people at the County regarding our preserve. I received different answers as these individuals are not specifically working in the proper division that handles our issue. I am recommending to the Board that we decide whether or not this is a project that we are willing to fund next year and if so, then lets bring the proper County individual that handles this area and discuss the matter with them. There needs to be further discussion on this matter.

We compiled this year’s violation logs and gave them to Rich Leight. Rich has compiled them into a tracking log for the Board.
