MANAGER’S REPORT
OCTOBER 2005


The September Violation run was conducted the last week of the month. Rich Leight rode with Eric Estebanez during the run. Logs were emailed to the Board in Excell format.

Residents affected by the Bocaire fence issue were mailed letters notifying them to detach their fence if currently attached to the Bocaire fence. A copy of the address log where the letters were mailed is in the board packet.

We are pending notice from Mary McCarty’s office regarding the reimbursement of $15,000. This amount is to be approved at the commissioner’s meeting this month.

We are pending the installation of footers at the other park entrance by Dick Pope. The park sign that will be attached to these footers will be kept at Pointe Management until ready for installation.

The proposals to pressure clean the dock were reviewed. S. Thompson supplied a bid to just pressure clean for $290.00. C. Cronin was contacted for a bid and to date no response had been received so we authorized Steve Thompson to pressure clean the dock for $290.00. He will be away until 10-11-05 and will give us a scheduled date for the dock to be done at that time.

We have contacted Walter Anderson at Wackenhut regarding past due bills. He faxed the bills in question; our records were checked and a check was cut to pay the old bills. Two credits were issued by Wackenhut without the need for them and since we had those credits, we did not pay two invoices to take the credits. This totalled to 4 invoices not paid to them.

We have contacted the following companies for sidewalk repair for the park: Jam Construction, Dick Pope, C.Cronin & ABC Precise. Bids are pending. We should receive the bids by Friday 10-14-05 and we will email the board with the quotes.

Palm Beach Broward was notified regarding the crew blowing or sweeping the berries off the common area sidewalks along Pheasant Way. The county was contacted regarding the trees and the storm drains with cracks along Pheasant Way. Unless the tree is county property the owner must trim branches back off sidewalk. Letters were sent to owners to trim branches overhanging in these areas. The county inspected the concrete borders surrounding the storm drain areas. They did note the cracks but unless they are ½" or taller, they do not consider them tripping hazards. They will finish their inspection 10-12-05 with the remainder of the community. Anything they find, they will mark with a barrier and have work crews dispatched to repair.

Lake & Wetland Management was contacted regarding sending us a monthly report and a response as to whether or not a September visit was scheduled. They were reminded not to use a gas engine on the lake. Their response & report is included in your meeting packets.

Enclosed in the check run you will find a copy of the 2004 taxes that need to be signed and returned for mailing. ARB’s are also enclosed.

Palm Beach Broward has provided a new contract for January 1, 2006 - December 31, 2007 for the Board to review for budgeting and renewal purposes.
