An October Violation run was not conducted due to the hurricane. These will be resumed in December or when the Board decides.Residents affected by the Bocaire fence issue were mailed letters and most residents have responded to our office for clarification and are complying.
We are pending the installation of footers at the other park entrance by Dick Pope. The park sign that will be attached to these footers will be kept at Pointe Management until ready for installation. Vendors will also be supplying bids for sidewalk repair leading up to the Park. These bids will be discussed after the hurricane debris is removed from the park. One quote is included in your Board packets.
The proposals to pressure clean the dock were reviewed. S. Thompson’s bid was approved to just pressure clean for $290.00. We have contacted him and he will check the condition of the dock since the hurricane and if all is fine he will schedule in the work to be completed in 2 weeks.
Palm Beach Broward has provided a new contract for January 1, 2006 - December 31, 2007 for the Board to review for budgeting and renewal purposes. This information was supplied in the October meeting packet.
We have contacted a new CPA for our communities, since a large majority were not getting their taxes and year-end financials completed in a timely manner from Millward & Co. We will forward the engagement letter once received.
A budget meeting will need to be held soon in order to approve and distribute new coupons by next month for the January 2006 due date.
Palm Beach Broward has given a verbal estimate to remove the park trees & debris at $2,500.00 per day with an overall estimated time frame of costs to range between $15,000.00-$18,000.00, not to exceed $20,000.00.
Katzman & Korr are investigating and reviewing all the documents since the original Declaration. Once completed, they will file the notice of preservation with the county. Mr. Katzman stated that the documents would be available for the December meeting.
Documentation to be signed by the President of the Association was received from Palm Beach County. This documentation is to release monies to reimburse Pheasant Walk for Hurricane Frances.
A stop sign was placed by the entrance exit side of the community by the County. Pointe Management installed temporary stop signs at the inner intersection corners where the decorative poles were damaged by the storm.
Palm Beach Broward was again prompt in their cleanup duties after the storm. There was significant damage from fallen trees which prevented ingress and egress through Pheasant Way.
The lake company, Lake Wetlands was contacted and they will resume service as usual. Dick Pope will be their contact from now on.
The decorative signs were assessed for damage. We anticipate expending $12,000 to $15,000 to repair the damaged signs. Our insurance deductible is approximately $1,400 which means we will collect monies from the insurance company for this repair. No other repairs are claimable.
