PHEASANT WALK MANAGER'S REPORT
NOVEMBER 2003


The summary judgement proposed to the courts by the Association's attorney was granted in favor of the association. In essence, a judge believed based on the evidence submitted by the attorneys that the amendments adopted by previous Board of Directors without the consent of the owners were passed illegally. The attorney is now researching our next course of action. Once advised, we will forward the information to the Board.

Kudos to the Park Committee for the rear entrance. It has shaped up very nicely.

Violations were conducted for the month of November. A log of the letters sent was placed in your packet for review.

The Board has proposals to review for landscape upgrades at the front entrance and new landscape maintenance providers. For the maintenance provider, If the Board chooses to select a new provider a 60 day notice must be sent out to our current landscaper.

As last year, Pointe Management is sponsoring two holes and this year, I will also play. So please wear your hard hats.

The Board received a mulch proposal from Top Notch that was fantastic. The Board should consider approving this estimate for mulch in the park.

We have had conversations with the owner of the home located on Oakwood that has a shed. She has advised us that she is undergoing severe personal problems and that there is nothing additional she can do at this time. She further advised us that there is no place to attach the shed to the home. I have tried to see her at her home to see if there is anything that can be done but I have not been successful in seeing her. This issue needs to be discussed further.
