MANAGER’S REPORT
MAY 2006

Several signature cards have been prepared and are ready for signature. Please be sure to sign and date where indicated on the forms. These forms are in the check run.

Packets were delivered to the board members on Monday, 5-8-06 with copies of current recorded covenants & by-laws.

The Commissioner’s office has received copies of cancelled checks the Association paid vendors for the hurricane debris removal in 2004. Our office spoke with Harvey Phillips on 5-8-06 and verified all information. Mr. Phillips stated he reviewed the cancelled checks, signed off the paperwork and sent it to their accounting department to cut the check. We should receive the reimbursement check by 5-19-06. If we do not have it by then we are to contact him directly.

The street signs and decorative poles are pending replacement. The board needs to decide how they wish to proceed on this issue, as the county signs and poles are still an available option if needed. One paddle was located in storage. That paddle will be given to Gregor.

Vendor ledgers & some invoices will be distributed at the meeting concerning the cost of the signs & poles, lettering, etc.

The homeowners along Pheasant Way that needed to move their fences back in order to fix the sidewalks have been sent to Code Enforcement for action. We advised Mr. Rajewski that Steve Smith from Road & Bridges department cannot begin the replacement of sidewalk sections until all owners comply by moving their fence back. We have asked for their assistance and are pending an update.

Linda Netti from Gateway Insurance has forwarded a fax to our office concerning several items of insurance coverages. She has been corresponding back and forth with Brenda Huntington. Her email system has failed so she asked that we pass on the information to the board via her fax. Linda Netti also stated that the standard with the insurance companies is headed towards no coverage for playground equipment, signs, poles, etc. Many companies are not providing wind coverage for these items anymore. She wanted all parties involved to know this up front. We were advised recently that the copy of the D&O Policy was not in the packet that was delivered. A copy will be forwarded to the board for their review.

The original Wackenhut contract will be distributed at the meeting in the supplemental package. The board was provided with the addendum last month. Walter Andres will be present at the meeting to review security reports.

The grant application for trees was sent out to the county in mid-March. We receive correspondence from the county. The were unable to help with a grant at this time. A copy of that correspondence will be distributed at the meeting. A copy of the Pheasant Walk site maps have been scanned and burned to CD. A copy will be given to the board.

Proposals have been received from Palm Beach-Broward for several items. These proposals will be distributed at the meeting along with their cutting schedule for May.

A catalog of playground equipment will be available at the meeting for the board to review.

Several ARB’s are included in the check run packet for review.

The walls along Pheasant Way were painted and the tops were checked. The top of the walls are painted the “secret garden” color. (Trim). The lights at the front entrance were also replaced.

Checks were cut for Pope Land & Construction. They will be in the check run for signature.

The PBSO detail scheduling and hours were handled by Paul Duros with their contact person Cassandra at 561-688-3506. Nothing is sent to Pointe Management except the bill. The board may wish to discuss keeping Paul Duros as the liason or appointing another member to work with the detail.

A violation run will be conducted next week and the log will be emailed to the board.

A Records Request Form has been created for the Board to review. If authorized, all owners in the future will have to fill out this form before any records will be given out.
