MANAGER’S REPORT

MAY 2005

Code Enforcement has been contacted several times to attend the May meeting. Messages were left for Mr. Collier and Mr. Rajewski. No replies have been received.  A copy of the May Violation Log will be distributed at the meeting.

Alice Cohen from Adelphia Cable was faxed the letter from a resident concerning his cable issues. Once a reply is received, that resident will be contacted with the information. The Board needs to decide on the Cable payment amount per home since the coupon needs to be mailed out early next month.

The cleaning and painting of the Military wall was discussed at the last meeting. A committee was formed. Diane Soffer volunteered to head the committee.

Tree Trimming bids were sought after from Palm Beach-Broward Landscaping, Top-Notch and Leaderscape. Bids will be presented at the meeting.

The phone numbers were posted on channel 63 for Wackenhut & PBSO on the Solicitor Screen. The numbers are also posted on another screen on channel 63.

A picture was taken of the sign at the park entrance. It was faxed to different sign companies for a bid to make and install. Bids are pending.

A letter was mailed to the homeowner who is driving across the Lake Park Road cul-de-sac to get access to Pheasant

way. A copy is in the meeting packet.

We received a call from a resident at 17773 Hollybrook Way regarding the damage to her sprinkler system on the swale area of her home. This damage is being caused by residents driving up on her swale and lawn area when they visit the park. This happened right around the time of the March picnic and more recently when a resident had a birthday party at the park. This happened last year and the resident stated that someone came by and fixed the damage with no charge to her. The Board may wish to discuss this issue and decide whether the damage is the owner’s responsibility or if the Association will have it corrected.

Our office spoke with Main-Guy Electric regarding the front electrical outlet for the xmas lights and the GFI receptacles. The main problems with the outlets occur when dampness invades the receptacle. When lights are plugged into the outlet that is damp, problems occur with the electricity flow, so the GFI trips so that no current is available. The only thing you can do is wait for the outlet to dry out and reset the GFI and it will work fine. Eric will do an inspection to verify that the irrigation is not soaking the outlets. Sprinkler heads will be adjusted if needed.

The County was contacted to pick up debris at the dead-end section of Lake Park Road.
