PHEASANT WALK H.O.A.
MANAGER’S REPORT
MARCH 2006

We spoke with People’s Choice regarding the dock repair sealer. They generally use Thompson’s Water Sealer or Wahlmans Sealer. If the Board has a preference they can use something else. They did confirm a start date of next week if their proposal was accepted.

Walter Andres from Wackenhut will be at the meeting this evening. Katzman & Korr sent management the recorded documents for the preservation of the documents. Since the documents were mailed to the owners previously with the preservation intention notice, it is only necessary to send the recorded Notice of Preservation to the owners. [4 pgs] We will have this completed next week.

We should have an answer form the Commissioner’s office by Friday regarding the check reimbursement. All parties involved with the issue have been in Tallahassee this week and are due back tomorrow. Janet from the Commissioner’s office will contact us as to when the check will be sent or if it has been already.

The street signs and decorative poles are pending replacement. All companies contacted have backed out or turned down the job except for Sign-A-Rama. We can continue to look for other companies if the board so chooses. All members were supplied with the bid from Sing-A-Rama at the last meeting. The County was contacted regarding the welding of the signs. They have advised that an engineer has to certify the break away capability. We have contacted Garland Cox Welding. They will charge $100 per pole. Phillips Metal Products and Welding will charge $120 per pole. We have not looked into engineers yet for their costs.

The electricians have been contacted regarding the entrance lights, junction boxes and old wiring hazards at the front entrance and will be meeting with Eric to visually review the revised scope of work to be done. This is scheduled for Monday and Tuesday.

Management mailed letters to the homeowners along Pheasant Way that needed to move their fences back in order to fix the sidewalks. Several residents have called our office and asked for a small extension to comply. This information was forwarded to Steve Smith at Road & Bridges to reschedule for the following week.

Mulching Solution will begin the 2" mulching along Pheasant Way on Friday 3-10-06. A copy of the signed proposal will be distributed at the meeting. The approved sod is being installed on the property by Palm Beach Broward. It should be completed this week.

Adelphia Cable listed a credit of $4,700.00 on this month’s bill. It is enclosed with the check run. The election package was mailed to the homeowners. Due to a last minute change from Calusa to move us to the Media Room, all information had to be changed on Friday 3-3-06. The last remaining election packages were mailed out today.

The status of the 3-tab roof issue is as follows: The Association Attorney has advised us that the Association must uphold the dimensional shingle provision in the Declarations.

Samantha Corr from ERM meet with the common grounds committee, regarding the park. She was contacted regarding the clarification needed in writing to the Association pertaining to the park issues.

I worked closely with the common grounds committee to prepare the plans for the grant. The committee has submitted the plans and the application will be forwarded on Friday along with the copies of the plans required. Gateway insurance has forwarded information to Philadelphia Insurance Company to supply a quote to increase insurance on the signs and poles throughout the community. They are still pending an answer and will notify us immediately once the quote is received.

Palm Beach Broward has advised that it will cost $200 to remove the "hideout area" from the park.
