MANAGER’S REPORT

JUNE 2005

A copy of the June Violation Log will be distributed at the meeting.

The cleaning and painting of the Military wall was discussed at the last meeting. The color code 6135 (Ecru) was chosen as the wall color and 6181(Secret Garden) is the accent color. The vendor was notified and the job will be scheduled and completed within the next 2 weeks. The same vendor stated verbally it will be approximately $4,500.00 to paint the fences along Pheasant Way. The board needs to decide if the same color as the wall (Ecru) will be used or a different color if fences are approved to be painted.

Tree Trimming bids were sought after from Palm Beach-Broward Landscaping, Top-Notch and Leaderscape. Updated bids will be presented at the meeting.

A picture was taken of the sign at the park entrance. It was faxed to Jiffy Signs and Sign-a-rama.

Their quotes will be presented at the meeting. Jiffy is also going to go through the community and check the street signs that were reported as peeling off. Billy from Jiffy Signs will get back to our office with his findings.

Palm Beach-Broward Landscaping has reviewed the park issue and the following was submitted:

Clearing the park of all invasives - $40,000- $50,000

Replanting - $15,000-$20,000

Irrigation- $8,000- $10,000

Annual maintenance performed quarterly - $8,000- $10,000

Palm Beach Broward has also been advised to mulch the Birchwood area and the Pheasant Trail entrance. A calendar for the lawn cutting will be distributed to the Board at the meeting.

Cable coupons are ready to be sent to the owners. The survey to go with the coupon needs to be finalized at the meeting, so the mailing can go out by 6-10-05.

The street sign poles are peeling at the bottoms. This can be repainted by the maintenance man as needed throughout the community with little costs. This item needs further discussion.

With the recent rains the sidewalk at the park has been stained again by the black olive trees. This will require additional maintenance.

We have previously discussed the painting of the FPL light poles and decided not to do this again. However, these poles look terrible and they should be painted. This issue should be re-addressed.

The park equipment is in need of repair. I have asked previous Boards to appropriate funds in the past, however, due to negative survey results, previous Boards have been unwilling to spend monies. This issue needs further discussion.

There is a road barrier at the end of Lake Park Rd. that accumulates debris and leaves. The landscaper has agreed to clean this area regularly at no charge.

We have received an e mail regarding overgrown shrubbery at Springtree and Pheasant Way. This issue needs further discussion.
