PHEASANT WALK H.O.A.
MANAGER’S REPORT
JUNE 2004

West Boca Irrigation was contacted regarding the condition of plants & sod on Pheasant Way.
Lou came out and inspected the area and found a broken pipe in the pump house. The water
from this broken pipe washed over the pump motor and damaged it so severely it could not be
fixed. A new pump was ordered and installed a few days later. The Board was notified of this
situation via email. There is another problem that has arisen, probably from the repairs effected.
This is being worked on now.

Letters were sent to the 6 homeowners who have not complied with the new mailbox. We have
received some response from a few of the owners and they are in the process of ordering their
mailbox.

The new cable coupon for the residents is being mailed this week. The new rate per household
will be $274.60. A copy of the survey will be sent with the coupon in order to get feedback from
the residents on how they feel where monies should be spent in the community.

Dianne Soffer has sent in a resignation letter as co-editor of the newsletter. This is in your
packet.

A 60 day notice of termination has been sent to Classy Cut as requested by the Board. There are
two competitive proposals in your packet. Leaderscape is proposing 32 cuts with irrigation
service at $2891.00 per month. Palm Beach Broward is proposing 34 cuts with irrigation service
at $3350 per month. Our current budget is Paying Classy Cut $3250 per month and West Boca
Irrigation $400 per month for a total of $3650.00. With Leaderscape, the net savings would be
$9100 per year and with Palm Beach Broward $3,600.00 per year.

I have been made aware that there was a fire in the park but do not know who started it or who
put it out. The Board needs to consider fully cleaning up the park area.

There is additional correspondence for the Board to review. These are in your packet.

The 2003 year end financials are in your packet for review and are available to the owners.
