MANAGER’S REPORT
JANUARY 2006
Violation will resume this month 1-20-06. We have observed a lot of homeowners in the process of fixing their homes from the hurricane. There are two issues; one which is a home with 3 tab shingles that has had them for several years and one who just painted a color that will most likely be denied by the ARB. Both these units never filed the proper paperwork.Steve Thompson was notified to cancel the current contract for cleaning the dock area and resubmit a proposal for chemical treatment and sealing after the wood repair is completed. Two other companies, People’s Choice and Wash Away will be out on the property by the end of the week to inspect the dock area and fax over their bids. The information will be emailed to the Board upon arrival. These vendors will be able to provide a combination bid for wood repair & pressure clean & seal.
Palm Beach Broward has provided a new contract for January 1, 2006 - December 31, 2007. They have been notified to reword the contract with the information from last month’s meeting or to provide an addendum noting the specifications and scheduling of the items.
The Board of Directors approved a new CPA at last month’s meeting. The original engagement letter is in tonight’s check run for signature.
Wackenhut was notified to drop off copies of the reports to Diane Soffer.
Katzman & Korr provided the paperwork for the preservation of the documents. This information was mailed to the residents on 1-3-06. The Board of Directors are to vote at tonight’s meeting and sign the original documents which are in the check run folder. These items will be forwarded back to Katzman & Koor to file with the county.
Documentation from Palm Beach County to release monies to reimburse Pheasant Walk for Hurricane Frances was signed by the President, Agent and the Association Attorney. Both original copies were mailed to the county for processing. We are pending notification and payment from the Commissioner’s office.
The Landowner Incentive Program Application was completed and mailed with the proper documentation. If the application is approved, we will be assigned a FWC (Fish, Wildlife Conservation) Biologist to work with.
The decorative signs and poles were assessed for damage. Pointe Management met with the insurance adjusters on-site. A spreadsheet showing the signs & poles needed for replacement were faxed to the vendors. We are pending bids from sign companies for replacement. All companies, Signarama, Jiffy Signs, McClaren Signs and Testa Signs need to complete their onsite inspection & count. Bids will be forwarded to the board for review. The approved proposal will be faxed to the insurance company for the claim in process.
Alice Cohen from Adelphia Cable was contacted. She will be contacting Frank Yann for an appointment time to install the channel 63 system at his residence.
Two electricians have been contacted regarding the entrance lights, junction boxes and old wiring hazards at the front entrance. Their bids are forthcoming.
The majority of the vendors contacted for the projects mentioned are in the process of completing other jobs and are just now getting to our request for bids. As mentioned, all bids will be forwarded to the board for review. The board may wish to contact management through an email and/or phone vote regarding the projects approved so we may contact the chosen vendor immediately to get on their schedule as most vendors are taking more jobs than they can easily handle.
I am awaiting a response from ERM as to whether Pat Mullen has been assigned to our case with the Park. I was to receive a response this afternoon but was unable to get one. I was advised that they could probably meet with us within the next couple of weeks. Once that is determined, I will advise the Board.
