PHEASANT WALK MANAGER'S REPORT

We have received confirmation of our letter from Palm Beach County Commissioner Mary McCarty’s office regarding the hurricane costs and the response from the county. Her office stated that she personally spoke with the Road & Bridges Department as well as the Emergency Response Department on 1-10-05. We requested that the Commissioner call our office and/or respond in writing with a response.
West Boca Irrigation’s check of $410.00 for fixing the irrigation pump is being held. There is a dispute in regards to the water damage to the bearings due to the original installation of the pump. The original installation was done by West Boca Irrigation and was felt to be incorrect and the cause of the water damage to the bearings and seals. West Boca Irrigation has not inquired yet as to payment.
A copy of the PBSO detail sign-up sheet , roving schedule and check for payment is in the check run. A pre-payment of $380.00 covers 4 weeks of police detail. (One officer with a patrol car, once a week.). This detail will run 1-17-05 through 2-11-05. A new check will be cut & signed every month for the Board meeting. If the Board wishes to continue this service, the check will be signed every month at the Board meeting and faxed the next day to PBSO to continue the scheduled detail. They in turn will fax our office the dates worked and any detailed incidents.
Palm Beach-Broward will be removing the Brazilian Peppers in the Park / Turtle Sanctuary area and the tree on the lake easement the week of 1-17-05 as well as all the stump grinding.
Violation letters were sent to the homeowners this week. A copy of the violation log is in your packets.
Wackenhut sent the office the revised Addendum #2 contract extension. The contract period would run 80 hours instead of 84 hours from December 12, 2004 - December 11, 2007. Rates are reflected in the contract. A copy is included in your packets.
Code Enforcement has responded to the log & pictures sent to them. A log is in your packets.
Alice Cohen from Adelphia Cable is now working with Mr. Crawford regarding his home being burnt down to see if they can help with the waiving of his cable fees. If they can help they will credit the bulk account his portion.

Ticket#6214 - 17285 Lake Park Road- light out. - 5-10 days for repair.

On January 31, 2004, Mrs. Mareira was sent correspondence from the association’s Attorney regarding the placement of her shed. After such receipt, she spoke with us and advised us that her husband had left her and she had no way to get this done. This was discussed at a meeting and several members advised that they were going to set up a couple of volunteers to help her out. The Board advised us to take no further action. At this point, no volunteers were ever assembled and the issue is still a problem. The Board needs to decide whether to send her back for legal action or not.
