PHEASANT WALK H.O.A.
MANAGERS REPORT
FEBRUARY 2004

Jerry Collins from the Palm Beach County Signs Department was contacted and asked for a
completion date for the removal of the rest of the county street signs. An answer is still pending.

A tree count was verified for the trimming of the palms on common area. Updated bids were
received. Chad Butler from Leaderscape was contacted to begin the trimming last week. Their
adjusted bid for the job totals $1,009.00. Their proposal for Board signature was put in the check
run this week. We received an update from Chad Butler, he will begin the tree trim on Friday, 2-
13-04.

Additional proposals were received from Top-Notch. One proposal was to remove 2 sick Queen
palms, and install 3 Queen Palms. Stump removal and all labor included for $850.00. The other
proposal was for removal of approximately 25 myrtle trees along Pheasant Way. Stump grind
was included for $750.00. These proposals are in the meeting packet for review.

Calusa Elementary was notified regarding the need to rent the cafetorium this year on April 5,
2004 for the annual election. We are currently pending the receipt of the lease agreement. Once
received it will be signed and proper payment made to confirm the reservation of the cafetorium
for that date. If there is a need to change the time or date, that should be finalized prior to the
lease & check being returned to Calusa.

The new meeting sign for the front entrance has been picked up and is ready for installation.

Palm Beach County Road & Bridges Dept. was contacted regarding the curbing and/or
concreting of the area at Birchwood Dr.& Woods End Rd. The dispatch/coordinator Frank
suggested that the Association call Streetscape at 561-684-4088 and see if they would be
interested in supplying the concrete/curbing or to install irrigation there if plants are to be kept.
He stated the Association would have to pay for it and seek partial or full reimbursement from
the county through the Engineering Dept. The county Budget meetings are in October but some
monies are set aside during the year for dispersement of projects. If the Association wishes to
ask for monies prior to the project, they need to submit a plan with costs included and wait for an
answer.

Paint/Staining specs regarding the FPL poles were received along with a proposal from Creative
Ceilings. Copies are included in your packet. Two other vendors were contacted but declined to
bid the job. We have contacted three others and are awaiting proposals.
