MANAGER’S REPORT
APRIL 2006
Letters to all of the banking institutions for Pheasant Walk for new signature
cards have been prepared and are ready for signature from 2 board members.
Please be sure Pointe Management has copies of all of the board members driver’s
license and social security number so this material may accompany the letters
to the bank. The signature cards for 1st Southern Bank are in the envelope
for tonight’s meeting. All areas for the operating and other accounts need
to be filled in completely and signed by all members.
We spoke with People’s Choice regarding the dock repair & sealer. They were notified to suspend/cancel the job until the board reviews all proposals.
Packets were delivered to the board members on Friday, 4-7-06 with copies of current & pending contracts, pending proposals and contact name & number list of vendors.
Katzman & Korr sent management the recorded documents for the preservation of the documents. Since the documents were mailed to the owners previously with the preservation intention notice, it is only necessary to send the recorded Notice of Preservation to the owners. ( 4 pgs.) This was completed.
The Commissioner’s office requested copies of cancelled checks the Association paid vendors for the hurricane debris removal before they will release the $15,000.00 reimbursement check.
The street signs and decorative poles are pending replacement. All companies
contacted have backed out or turned down the job except for Signarama. We
can continue to look for other companies if the board so chooses. This bid
from Sign-a-Rama was supplied in your meeting packet. The County was contacted
regarding the welding of the signs. They have advised that an engineer has
to certify the break away capability . We have contacted Garland Cox Welding.
They will charge 100.00 per pole. Phillips Metal Products and Welding will
charge $120.00 per pole. We have not looked into engineers yet for their costs.
At the request of the previous board, we contacted Mary McCarty’s office as
to whether the county would re-sign the community with their old style poles
and signs. Mary McCarty’s response was that she was 90% sure they would do
so at no cost to the Association. She will require a formal written request
from the Association sent to her office if the Board members wish to proceed
in this direction.
Management mailed letters to the homeowners along Pheasant Way that needed
to move their fences back in order to fix the sidewalks. Steve Smith from
Road & Bridges department has advised our office that they cannot begin
the replacement of sidewalk sections until all owners comply by moving their
fence back. Since very few have complied the board will need to decide upon
a course of action.
Mulching Solutions fininshed mulching along Pheasant Way and the park area.
The sod installed by Palm Beach Broward is completed. Several sections did not take well. Palm Beach Broward will replace these sections at no cost to the Association. A copy of the April cutting schedule was included in your packet.
Samantha Corr from ERM was contacted regarding the clarification needed in writing to the Association pertaining to the park issues. We are still pending a response.
Gateway Insurance has forwarded an endorsement regarding the increase for signage coverage. The coverage has been amended to read: $100,000.00 in lieu of $26,532.00. The difference in policy premium will be 260.26. A check will be cut for this amount for the board to sign and return.
The grant application for trees was sent out to the county in mid-March.
